Construction is a long process involving many parties, stages and technical requirements. You may want to build a house, reconstruct a building, or re-plan an apartment, office or commercial space — in every case, you first need to decide how the work will be carried out.

Two ways to build

Self-managed method. The client does everything personally, acting at once as general contractor, general designer, client and developer, without bringing in outside companies. This takes a great deal of time, experience and personal involvement.

Contract method. The client signs a construction contract, and the general contractor carries out all the work. This is the most practical and secure option: the client has one responsible partner.

The general contractor's obligations

The general contractor's obligations and liability are defined by the regulations and by the contract with the developer. The general contractor may engage subcontractors for different types of work or carry out all the work itself. A general contractor must be an organisation entitled to carry out construction and to enter into a general contracting agreement.
